CANDLEWICK HOUSE, LONDON

EMMAUS are appointed as Cost Managers or the renovation of the 8 above ground floors and 1 sub ground floor to produce modern, flexible and innovative office space in City of London.

The major refurbishment works at Candlewick House will provide 40,000sqft of new CAT A facilities which includes new floors and remodelling of the interior space. The site is located in the financial district within the City and is in close proximity to the new Bank Underground Station Entrance.

The refurbishment works comprise of renovating one sub-ground floor and eight above ground floors to produce modern, flexible and innovative office space for the City of London. Specifically, the works include:

• Enhancements to the ground floor façade of the building to improve the appearance with a contemporary design that remains respectful of the heritage of the surrounding area.

• Improvements to the roof spaces and the building envelop that resonate with the works to the ground floor façade.

• Reconfiguration of the reception area so it is more accessible to all. This meant lowering the ground floor to allow level access from the pavement level.

• Provision of new robust WC’s to the central core of the building and the removal of the second core to create additional office space.

• Complete renewal of Mechanical and Electrical Power Systems to meet modern standards, market requirements and demands of future occupants.

• Security considerations to be made for access and egress routes, as well as common areas one each floor.

• Complete CAT A facilities, ready for the occupation of new tenants and the undertaking of Category B fit-out.
