1,200,000 Sq.ft Redevelopment of 80 Acre, Former Rolls Royce site to provide mixed use development.

• Delivery of Remediation of brownfield site, Developers Plateau, Infrastructure and New Build Units to provide 1,200,000 Sq.ft of B1(a), B1(c), B2, B8, C1 uses.

• As a multi-phased development it required close coordination with works activities occurring simultaneously across the site.

• The industrial and logistics side of the scheme is split over four phases, each under separate contracts.

• These phases of the development have been managed to come online to suit market demand for pre-let / sale.

• This includes phased development of 27 industrial units with a combined total of 580,000ft2.

• The commercial area of the site fronts the A38 and is being developed for a mix of car dealerships, trade counter, hotel and leisure, and office facilities.

• We worked collaboratively with the team to identify and manage out the associated risks to determine the optimum site plateau level and performance standards, best materials handling re-use strategies and managing of abnormals affecting large scale brownfield sites such as these.

• The Works were procured via competitive and negotiated Tender using JCT Design and Build as a basis.

• Our Director Kieran Adair led the Project Management, Cost Consultancy and Employers Agents service from the outset, advising and supporting the site acquisition including the provision of cost planning, risk and abnormals management.
